近日,由仲量联行发布的《国际消费中心城市建设年度报告(2023)》,将全国29座城市纳入评测范围。其中,“消费韧性恢复力”排名前十的城市中南京占据首位。
JLL recently released the "International Consumption Center City Development Annual Report (2023)", which evaluated the country’s 29 cities. Among them, Nanjing led in the ranking of consumption resilience.

在刚刚结束的元旦假期,“新面孔”开业火爆、“老面孔”热度不减,新街口、夫子庙、百家湖等6大商圈近20家商业综合体打造特色消费新场景,消费潜力不断得以释放。
As new shopping centers emerged in Nanjing around the New Year holiday, nearly 20 complexes in the city’s six business districts, such as Xinjiekou and Baijiahu, also strived to enrich customer experiences to stimulate spending, transforming from shopping places to lifestyle destinations.
元旦跨年活动各商圈漫天飞腾的气球雨,见证了各自的市场号召力,也印证了真正的“江湖地位”。新街口沸腾人气自不必说,百家湖商圈景枫中心一家,元旦当日客流29.5万人次,元旦假期3天客流量52.6万人,销售同比去年增长55.7%;28家零售品牌中,5家业绩全国第一。桥北商圈跨年当天客流量累计58万人次。

元月3日亮相元通商圈的南京国金中心(IFC),刷新了南京人高端商业体认知,把精致、优雅、重奢等商业元素尽情展现,开业以来顾客潮涌,河西大街交通为之一度吃紧。
这个双休日,IFC延续了开业以来的火热。记者6日晚现场看到,IFC周围的白龙江东街、庐山路、江东中路辅道上停满了车,河西大街通往商家地下车库车辆排了两三列,出现了从未有过的拥堵现象。地铁元通出站口,河西大街、江东路人行过街通道上,一波波顾客涌向IFC。
The shopping mall at Nanjing International Financial Center (IFC), the third high-end IFC development by Sun Hung Kai Properties after Hong Kong and Shanghai, opened for trial operation on January 3, reflecting the city’s booming consumer market.

商场各楼层人潮涌动,“难怪今天新街口德基店人少许多,原来IFC开张了。”有顾客低语。从穿着打扮、神情举止看,顾客多为时尚达人、商务白领,显然是南京各家“奢店”“潮店”的常客。
从店铺能级看,IFC汇聚约168家世界高端品牌旗舰店、时尚休闲及环球特色餐饮,其中三成品牌首次进驻南京。
从空间布局看,IFC呈现艺术主题装置及多元化社交主题乐园,为都市人群打造回归自然、悠闲安逸的心灵栖息地。
Located atop Nanjing Metro Yuantong station in the Hexi CBD, the complex includes a top-tier shopping mall, two first-class office towers and a boutique hotel. 目光向北,南京城北万象汇开业已有数日。据悉,开业前3天客流约50万人次,零售总额约6000万元。该项目区域内人口密度大,家庭人口比重高,针对核心客群,购物中心引入约500个品牌,提供多元化的购物、休闲、餐饮和娱乐体验,其中餐饮品牌多达170家。
连接投资与消费,商业综合体能为片区发展注入多少活力,还与商圈布局有关。《南京市商业网点规划(2021—2035年)》日前发布,至2035年,全市规划市级特色商业街(区)34个、旅游功能区商业网点和市级夜间经济集聚区若干个,形成“一核多心多点”的首发经济集聚区空间布局。
According to the city’s commercial development plan for 2021-2035, Nanjing plans to establish 34 business zones and streets with distinctive characteristics. Nanjing will also support development of commercial zones in tourism-centered areas and nightlife hubs while showcasing the city’s cultural heritage.

“商业‘圈’起来,消费才能火起来。”南京市规划和自然资源局详细规划处处长苏玲说,商业圈也叫“商圈”,是现代城市商业体系的鲜明特征。南京不仅要有新街口这样的“第一商圈”领头坐镇,还需要元通、夫子庙、百家湖这样的二三级商圈成长壮大。城市商圈层相应梯次布局,服务所在新城和地区的同时,辐射周边城镇和都市圈城市,协力打造南京国际消费中心城市。
放眼南京,全市1万平方米以上的购物中心、商业综合体超170家。随着行业竞争加剧,如何挖掘自身特色和差异化运营显得尤其重要。
In Nanjing, there are more than 170 shopping centers and commercial complexes, each with a floor area of at least 10,000 square meters. Building exclusive characteristics and implementing differentiated operations are regarded as key to winning the competition.

金鹰世界相关负责人介绍,商场在传统业态的基础上打造了1800平方米的书店、6000平方米的卢米埃影院区域及近1000平方米的舞台。此外,位于50层的茅台文化体验馆,与金鹰美术馆、金鹰科技馆等一系列场馆形成集聚效应,打造商业与艺术共融的多元体验空间。
Golden Eagle World, a large commercial complex, features a bookstore of 1,800 square meters, a Lumiere Pavilions movie theatre of 6,000 square meters and a stage area of nearly 1,000 square meters. It also hosts the Moutai Cultural Experience Center on the 50th floor, the Golden Eagle Museum of Art, and the Golden Eagle Science and Technology Hall, offering a multifunctional space with diversified experiences.
在江宁区,百家湖商圈是南京近年来异军突起的新兴商圈。2023年上半年,百家湖商圈主要商业体销售额达33亿元,同比增长16.4%,增速超过同期南京全市社零增长8.9%的平均值。
The Baijiahu business zone in Jiangning District, which has risen rapidly in recent years, achieved sales of 3.3 billion yuan in the first half of 2023, up 16.4% year-on-year, significantly higher than the city’s average growth of total retail sales of consumer goods for the same period, which was 8.9%.
“像南京国金中心(IFC)这样的大型城市综合体,不光有购物中心,还有两栋办公楼,一栋五星级酒店,在头部商业企业新鸿基的运营下,能进一步提升南京在消费和服务方面的国际化程度。”仲量联行南京战略顾问部总监王萌说,高能级标杆商业体是城市能级的风向标,可以增强其他内外资开发商、商业品牌和赛事活动对南京市场的信心。
Wang Meng, Head of Strategic Consulting at JLL Nanjing, said that Nanjing IFC, as part of the landmark of Sun Hung Kai Properties, will further enhance Nanjing's internationalization in terms of consumption and services. He also said premier commercial complexes often indicate growth and development potential and help improve the confidence of domestic and foreign developers, the presence of commercial brands and events in the city.
